Henley and Colmore Capital complete 145,000 sq ft of deals at Bloom London Heathrow

Three new deals totalling 145,000 sq ft have seen existing occupiers recommit and significantly expand at Bloom Heathrow London.

Henley has let an additional 64,000 square feet of offices to McDermott, the provider of engineering and construction solutions to the energy industry. The deal is one of the largest transactions in the South East office market this year and takes McDermott’s office footprint at Bloom from 44,000 square feet to 108,000 square feet.

Nomad Foods, the European frozen food company, has extended its lease at Bloom on 36,000 square feet, taking total leasing transactions at the park to 145,000 square feet.

Bloom, formerly New Square, Bedfont Lakes, is undergoing a programme of upgrades to make the offices more sustainable and wellness-focused. It is run by 100% renewable energy with rooftop solar panels set to be added during the renovations. Colmore Capital is supporting the asset management of the park, which has been masterplanned by Gillespies .The newly refurbished buildings will target a BREEAM rating of ‘Excellent’ and WiredScore accreditation.

Justin Meissel, the chief investment officer and managing director Europe, said in a statement: “Leasing activity at Bloom is progressing at pace, highlighting the continued interest in modern office space surrounding Heathrow, with occupiers drawn to the area’s outstanding connectivity. We expect this to continue as our transformative renovations continue, and a range of high-quality wellness-focused workspaces are completed. Offices continue to be a vital part of our working lives and ensuring they cater to modern post-COVID occupational needs is critical.”

A joint venture between Sixth Street, the global investment firm, and Henley Investments, the private equity real estate firm based in London, bought the office campus in June 2021 from M&G Real Estate, for around £102 million.

The seven office buildings, totalling 374,000 square feet, surround an informal meeting space run by Houston & Hawkes. Sports facilities will be available across the park, including a trim trail, a gym, padel tennis courts and communal outdoor spaces.

Bloom is located one mile from Heathrow Airport.

A variety of spaces from 6,000 square feet to 46,000 square feet are available to lease. Savills and Bray Fox Smith are leasing agents.
